Privacy Policy
Last updated October 4, 2026
This policy explains what information OpenOpp LLC (“OpenOpp,” “we” or “us”) collects through open-opp.com and the OpenOpp service, how we use and share it, and the choices you have. It applies to agents, listing managers, home buyers and anyone who RSVPs or signs in at an open house.
Information we collect
- Agent and assistant accounts: name, email, phone, password (stored encrypted by our login provider), brokerage, office address, license number, website, headshot, logos, bio and areas you work in.
- Listings and open houses: property address and details, photos, MLS number, dates and times, host notes, and lockbox or access details.
- Buyers, RSVPs and sign-ins: name, email and phone (if given), whether you’re working with an agent and their name, whether you want to be contacted, how many are coming, your answers to optional questions, and which open house it was for. Buyer accounts also keep the open houses you save. If you choose “Just signing in,” we keep only your name and answers.
- Notification settings: mobile number, text consent and the time you gave it, areas and frequency.
- Automatically: basic technical information such as IP address, browser type and pages visited, through our hosting provider’s logs and the cookies needed to keep you signed in. We don’t use advertising cookies.
How we use it
- To run OpenOpp: accounts, listings, open house scheduling, share pages, sign-in pages, flyers and maps.
- To send RSVPs and sign-ins to the right agents, and to send the notifications you choose.
- To check that an email address’s domain receives mail and that a phone number is in a valid format, so agents can spot mistyped contact details.
- To give listing agents anonymous visitor feedback (answers about price and the home, without names or contact details).
- To verify agent licenses and partner brokerage rosters.
- To keep the service secure, prevent misuse, fix problems and improve it.
- To communicate with you about your account and, with your permission, about OpenOpp.
- To meet legal obligations.
How it’s shared
- With agents, when you RSVP or sign in: your information goes to the agents hosting that open house (or the listing agent, if no one else is hosting) so they can follow up. The listing agent sees only how many people RSVP’d. Those agents use it under their own responsibilities and their brokerage’s policies.
- Public agent information: verified agents’ names, headshots, brokerages, contact details and websites appear on share pages, flyers and About pages.
- Assistants can see the listings and leads of the agents who invited or authorized them.
- Partner brokerages may provide rosters of their agents and receive information about their agents’ use of OpenOpp.
- Service providers that run parts of OpenOpp for us, such as hosting (Vercel), database and login (Supabase), maps and address suggestions (Google), address lookup (US Census Bureau), text messaging (Twilio) and email delivery. They may only use the information to provide their service.
- Legal and safety: when required by law or to protect the rights, safety or property of OpenOpp, our users or others.
- Business changes: if OpenOpp is sold or merged, information may transfer to the new owner under this policy.
We don’t sell personal information. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are never shared with third parties, except the service providers that deliver the messages.
Text messages
If you opt in, we text you about open houses you’re involved in and, if you choose, new open houses in your areas. Message frequency varies; message and data rates may apply. Reply STOP to opt out or HELP for help, or change your settings on your Profile page.
How long we keep it
We keep account information while your account is open. Listings, open houses and leads are kept so agents can see their history, and are deleted or anonymized within a reasonable time after an account closes, unless we need to keep them for legal, tax or security reasons.
Security
Information is sent over encrypted connections, and database rules limit each person to the information they’re allowed to see (for example, leads are visible only to the agents they were sent to). No system is perfectly secure, so please use a strong password.
Your choices and rights
- Update your profile and notification settings in the app at any time.
- Ask us for a copy of your information, or to correct or delete it, by emailing info@open-opp.com. We’ll respond within 45 days.
- Buyers can delete their own account at the bottom of My Open Houses. Contact details you gave an agent when signing in at an open house stay with that agent.
- If you RSVP’d or signed in at an open house and want an agent to stop contacting you, tell that agent directly; you can also contact us and we’ll pass the request on.
- Colorado residents may have additional rights under the Colorado Privacy Act, including to opt out of the sale of personal data or targeted advertising. We don’t sell personal data or use it for targeted advertising.
Children
OpenOpp is for adults. We don’t knowingly collect information from anyone under 18.
Changes
We may update this policy. If a change is significant, we’ll let you know by email or in the app before it takes effect.
